		<description>I&#039;m surprised they didn&#039;t use the isnnearicgly common tactic for businesses these days whereby they:1) Build what they want.2) Get caught and served with enforcement notice(s)3) Apply for retrospective planning permission at the last minute.4) Appeal, again at the last minute after the application is rejected.5) Reach a compromise which would never have been accepted had they applied properly before construction/installation.The whole process takes about two years.  Abuse of the planning system is nothing new.  Sometimes the wheels turn so slowly they may as well fall off!</description>

The more frequently the likes of Savill&#039;s turn over a property, the more expensive it becomes and the higher any rents payable to live in it will be.

&#039;Churn&#039; became fashionable as a way of making money out of buying and selling properties and Estate Agents could not have been happier to promote this as every sale generated fees and commissions.  

The lack of any capital gains tax liability on the sale of a house designated as a primary residence and &#039;lived in&#039; - even if only to do it up and sell it on, became a viable career path, enthusiastically pursued from the early 1980&#039;s for as long as possible and I personally know of two people who then retired on the proceeds to live in luxury in Spain.

This is why we are where we are.

Tax houses heavily that are sold within 5 years of purchase and perhaps introduce a sliding scale of taxes for house sales based on length of ownership.  The result will be stable communities and reduction in speculator activity.

Nobody will support this idea, because virtually everyone fancies being &#039;on the ladder&#039; to do it themselves!  Easy money, destroying the fabric of community life and cohesion and pricing more and more people into cardboard city.</description>

I am shocked to hear people say the parking situation in Hanover is bad.  It&#039;s not that bad.  It&#039;s certainly not bad at the top of Hanover near Queens Park where I live. I previously lived in the Seven Dials area where there was a permit scheme and parking here was far worse.  We always have a ten minute walk from where we could park out car and our house. In comparison parking in Hanover is a doddle. 

The main problem (if any) is the overspill from Amex, if their employees had adequate parking Hanover wouldn&#039;t have an issue at all.</description>

And I do wonder if they have been having talks with National Parks people about planning issues that influenced their final decision.

In the 12 months figures to March 2012, only some 9.7% of people chose to visit coasts.  This should also be informing investment decisions but I bet it won&#039;t.  It should be stopping BHCC borrowing £14m to lend to developers Marks Barfield to complete implementation of their i360 planning consent (legally begun according to BHCC lawyers in 2009).</description>
