Car showroom to become supermarket

A car showroom on the Old Shoreham Road is set to be a convenience store.

Staff at the Tates Hyundai showroom have moved out to Tates’ other businesses on the other side of the road.

Tates has now applied for a change of use of the Hyundai site so it can become a Morrisons Daily.

The flats above it will be unaffected.

A planning application, written by Rodway Planning Consultancy, says: “A number of minor external changes are proposed as part of the development.

“Demolition of the existing canopy to the western side of the building, new bollards installed to street frontage, demolition of existing garages and new fencing to the western side of the car park to create additional parking and new sliding doors created to western end of southern elevation.

“The store will operate 6m to 10pm Monday to Sunday. Four members of staff will be present on-site at any one time.

“An existing car parking area off Old Shoreham Road will be reconfigured, with the submitted site layout plan showing a total of 24 No. car parking bays to serve the development proposal.

“The existing parking bays for electric vehicles will be retained and three bays for blue badge holders will be provided.

“In terms of cycle parking, three Sheffield type stands for 6 No. cycles will be provided.

“Services and deliveries will be completed on site. Deliveries will typically be completed by 7.5 tonne lorries or 3.5 tonne vans.

“Deliveries will take place Monday, Wednesday and Friday between 7am and 6pm, outside peak hours.

“It is accepted that the proposed change of use to a convenience store would generate additional vehicular movements to the site during weekday and Saturday peak hours.

“It should be recognised however, that the site is currently commercial in nature and located adjacent to the busy A270 Old Shoreham Road. As such, the proposed use would not be uncharacteristic of this area, and the site has the capacity to accommodate the additional vehicles.”

      Probably loads population of hove has doubled in 20 years, with more high rise flats due to be built.

    How will shoppers travelling West along Old Shoreham Road towards Locks Hill gain access? They will have to do a u turn somewhere in order to enter the site as currently it can only be reached when driving eastwards from the Shoreham direction.

      I was trying to work it out, perhaps making a way in via Portslade Court; I’m assuming most of those cars aren’t there now the dealership has moved?

    Not a very convenient location. It was a Hyundai dealer for many years because I remember test driving a Hyundai there in about 2010. I didn’t visit that particular dealer often because it was awkwardly situated and not the easiest to access in terms of traffic, parking and so on.

    There are so many car showrooms in this area of Portslade the new convenience supermarket is a welcome addition but I was really hoping for a Lidl to open up in this area.
