Two hundred student flats planned on site of former Brighton pub

More than 200 flats are being planned for a site that includes a former Brighton pub.

Developers have asked for a “pre-application” meeting with Brighton and Hove City Council planners to discuss the scheme, according to a report to the council’s Planning Committee.

They have already spoken about their hopes for the site in Pelham Terrace, Lewes Road, Brighton, with the Coombe Road Area Local Action Team (LAT).

An overview of plans for the site, which includes the old Lectern pub, formerly the Royal Hussar, was given at a LAT meeting last month at the Field – the temporary name for part of the Preston Barracks site.

The student flats will also mean demolishing the Costcutter store, formerly the Co-op, but a new Aldi is due to open across the road in the old Comet premises.


A report to councillors said that the scheme was expected to include about 228 “studio rooms” as well as a café and shop at 2-6 Pelham Terrace, Brighton, in the Moulsecoomb and Bevendean Ward.

Last year police raided a squat set up in the old pub after reports of violence. Five people were arrested.

      Thats because they are flats if you look at the proposals. Same as those down by the Vogue Gyratory.

    Good news! Great to see a site being put to better use. It was a shame to lose the pub, but now it’s empty, it’s wasted land. The Costcutter shop is pretty horrendous looking, so won’t be missed.

    I do wonder if there should be some sort of increased restrictions on the percentage of homes which can be HMOs, what with all the new student housing being built? I know the unis want to expand, so need more rooms. But a balance between enabling more students and taking the pressure of other forms of housing would be a good compromise and the best thing for the city.

      What this type of development does is take students out of HMOs in Moulsecoomb, Bevendean, Coldean Hollingdean etc, and allow them to live together in an area where they will cause less disruption to those around them. Seems to me that is a good idea.

    Load of rubbish. The student accommodation is increasing and the student population is increasing due to the Universities growing.more rubbish, noise, anti-social behaviour and more wealth for landlords, most of whom don’t even live in Brighton so take their wealth outside. East Brighton needs more families etc to redress the balance.

      This proposed development is in addition to the Preston Barracks one which plans about 1000 more beds. Bearing in mind the traffic congestion and air pollution, more humans living in the area is not going to improve the situation. As for freeing up accommodation in HMO’s…? The houses will still be used for students as they are near the University and the landlords receive the maximum rent from students. So providing more accommodation will surely bring more students to the area. Its mad and unacceptable to expand the University in a residential area like this.
